I try not to complain much but I am REALLY stressed out about this and when Deb_N mentioned that can cause issues... well I thought maybe getting some of it out in writing would help.

Let me start by saying that I will never, ever buy investment property. Renting out our old hose has been the WORST experience ever. Our renters have cost us thousands. We recently figured out they basically conned us because they wanted a bigger frig and thought that the appliances in the house were owned by rent a center (because my brother in law manages a rent a center and had gone out to check on something they were saying wasn't working). So now I have a refrigerator sitting in my 90+ degree garage packed with drinks in it for a month now, trying to give benefit of the doubt that maybe over time it messed up or when full- but it works perfectly on the middle setting in a hot garage- I simply don't believe it was messing up in a temp controlled house. Their lease is up in July and it's the 9th of June and we haven't been paid for June yet... which means we have to juggle more money around to pay the mortgage after juggling $600 around last month to get a new frig bought, delivered and installed.

Then the month befor instead of telling us the water heater wasn't working correctly they waited until the heater coil in it blew out... then waited another 2 weeks just for good measure (with no hot water taking showers at a friends house- why wouldn't you just tell your land lords?). So by the time they told us there was an issue there were electric issues also from the breakers blowing every time the water heater tried to turn on so we had to deal with that plus the purchase, delivery and installation of a water heater (which is the installation is the expensive part of that).

Then my husband was there the other week to give them the notice of non renewal and said part of the fence... that is less then 2 years old, is down. We don't even know what's going on with that, but they haven't said anything about it so I'm just waiting until they leave to fix that instead of having to worry about the legalities of when we can be there and not to fix it. I'm especially frustrated because we knew them, didn't ask for a deposit and let them stay there for the first month and half rent free.

On top they have been pressuring us to let them stay. I'm just like, you have to be joking. You pay us late every month, you lied about the frig not working and cost us $600, you didn't let us know the water heater was messing up for WEEKS and cost us close to $1000. IDK wtf is up with part of the fence being down. You haven't even paid us for June and you want us to let you stay in July and past? We let you stay there without a deposit and rent free for a month and half to help you moving from your old place and holidays and you repaid us by never once paying rent on time and lying to us?

We also weren't trying to get a payoff out of them so only charged them $30 over our mortgage to put aside if something came up. Then something went wrong with last year's tax and insurance payment and they raised our monthly payment by $40 in February of this year. So we were loosing $10 a month on this even without all that.

The only good thing about this situation is that we did a 6 month lease (they moved in in mid November and didn't have to pay until January).

I am super worried they just aren't going to pay for June &/or are going to try and stay into July anyways, which means I have to pay legal fees to file to get an eviction notice, which then takes a week to two weeks to get a court date, have to present evidence against them (which we clearly have, but is still stressful) and then wait up to another 21 days for the legal eviction notice to be made and then have to take that to Sherrif's office to actually get them evicted. Really just hopping we don't have to deal with that but I have a nagging feeling we will.

Just REALLY stressed about the whole situation.

Luckily my best friend's niece (who is a few years younger then us and we grew up with) is going to come live there for reduced rent while we put the house back on the market. Everyone wins, we don't have to deal with people destroying our property (she currently lives with my best friend so we know she's not a bad tenant already lol), she gets her own place and can save money (she's starting to save for a house and wedding, no date yet but they have decided to get married in the next couple years). She happy to have a house to herself until we (hopefully) get the house sold.

I just want to be past all this and done. So yes... stress is probably the culprit of the crazy weight fluctuations atm. Hopefully it won't be an issue next month (fingers crossed I'm not in the middle of getting an eviction notice then).

Another late night/early morning journal =p I went dress shopping for a dress for my husband's brother's outdoor wedding on Saturday. I found a dress I really liked pretty quick and picked up a size 10 to try on. The size 10 was too big so I went to look for a size 8... they were out. The next size they had was size 6. So I tried on lots of other dresses and kept coming back to how much I liked this dress and style. Finally I tried on the 6 and was pretty shocked it zipped up. It was a little tight, but not in any way "I'm about to break a seam" too tight. More like, in another 5-10lbs or inch off it'll fit perfect. I tried both dresses on again for my husband and a sales associate and both agreed the size 6 looked good.

The dress is from the same line as this one-



but with gray instead of color (we were asked to wear the bridal party colors of gray or light pink for family pictures and light pink is not a good color for me, lol).

Now I know I'm NOT a size 6. Obviously this dress was sized a little large. I would assume atm I'm an 8 or 10 depending on brand. It was still kinda gratifying that when picking between one size up or one size down from what was probably the appropriate size for the dress that the smaller size was the better fit =)

Really late (or early) journal. I think I did something bad to my left shoulder I've been having issues with. I haven't done a push-up for days now and my shoulder won't stop hurting from the front of my shoulder across my collarbone. Going to wait til Monday to see if anything lets up and then will make an appointment to see what I screwed up.

This morning (Wednesday) we woke up to the sounds of a transformer blowing in our neighborhood. Not fun. The power was out until mid afternoon so we spent the day running errands and then at the beach. Was a little too cool (and overcast) to actually go swimming but we had the beach nearly to ourselves. We did a picnic and the boys played with their sand toys.

We got the BIA Scale I ordered off Amazon and I'm not sure I believe that this one works as advertised. The body fat, water, etc.. percent numbers it gives both my husband and I are exactly the same as the numbers we can get online from a enter your height, weight, gender, age calculator. Makes me suspicious when that happens to be the information this scale asks for to set up our profiles. Going to dig up my tape measurer and see what percents I get with one of the more comprehensive calculators that asks for all your body measurements. Also, my husband is going to see if the dietitian at work can find her hand-held body fat percent measurer (as of last weekend they began putting a doctor office/clinic in the store and most the dietitian's stuff is in storage now). If all this scale is really doing is using an algorithm to figure out the percents I'm just going to send it back. We already have a scale that works fine for weight and I can just look online for that sort of guestimate of body fat percent =p

So I'm absolutely not down enough weight wise to account for the decrease in those numbers (5lbs-ish in 2.5 months). I have to assume that this is the upside to steadily increasing resistance on my bike and doing the at home strength training =)

Hmm... back in the 150s. Not really sure where to go with that. I have been eating at maintenance the last week or so, but not ever over. On top of that I over-estimate my intake (measuring just under a cup and recording a cup, just under an ounce and recording an ounce, giving the last bite of the sandwich to the dog and recording the whole sandwich, etc...) and under-estimate my output (using the lowest reasonable base output rate for my age, height, weight and then tweaking my sleep and rest hours here to reflect the lower number. Biking for an hour 5 or hour 10 and recording an hour. Recording push-ups and squats with light calisthenic rather then heavy). I have no cheat food I don't record.

So I'm looking back and have nothing that explains the increase. I weighed in yesterday and was at 152.2, I was hoping it was just an anomaly due to water weight so waited to weigh in again today... today's number suggests it not an anomaly. I know the 149 wasn't an anomaly either because I was in the 149 range for 10 days.

On top, according to these measurements I took early this morning I'm 2.75 inches down in the waist and hips while being 1.75 inches down in the bust. That with only about a 3lb difference between the weight on 3/21 compared to today's weight.

Frustrated to back in the 150s =p
